MHADA HOUSING LOTTERY 2012 FOR MUMBAI AND KONKAN

The Maharashtra Housing and Area Development Authority has announced the MHADA flats for Mumbai and Konkan region. The applications acceptance would be started on 3rd May 2012 from 2:00 pm. The last date of accepting applications would be 23rd May 2012 till 6:00 pm.  Check out the link to apply for the housing scheme online as per the category details below.

    My mother earns Rs 25,000 pm and father earns Rs 50,000 pm.
    I have filled one form under my mother's name as total income stands in HIG as well separate form for father under HIG?
    Is it valid? I haven't made payment yet. Please advice.

    1. Hope none of you own a house in your name if you are single.
      If you are married your mom and dad should not be owning a house in either of their names.

      You would be eligible in this case with the above conditions.

      My question was can they apply two separate forms under General Public category, 273 Powai under HIG sceme as separate individuals?
      Or their total income will be considered as one entity under total family income ans so they cant apply separately?

    1. The applicant should furnish the required documents with income proof for all applicants to MHADA. The allotment would done on the primary applicant and secondary if included. You can include you daughters name as a second applicant even if she is not having a income. You , your spouse or your daughter should not be owning any residencial property in the mumbai/konkan to be eligible for applying for MHADA flat. Loan is posible from any bank after allotment, as the property provided by MHADA has a clear title.

    Me and my brother work in a bank and my father is an Ex-Serviceman.

    Our total family income is more than INR 40,001/-.

    Kindly advise can my father apply under the Ex-Serviceman category for HIG flats???

    In case yes, then income proof needs to be provided only by my father or all 3 of us (me, my brother and my father).

    1. Your father can apply alone in the ex-service man category. You too cannot be co-applicant in the same. Also your father/mother need not be owning any property in mumbai/konkan to be eligible.

      We would like to apply for the HIG flats, as I have mentioned earlier our total family income exceeds INR 40,001/- can my father opt for HIG under Ex-Serviceman category because he withdraws a pension of INR 6000/month.

    1. MHADA does a check on the information provided by applicant. Also if MHADA knows later after allotment of some false information, the allotment offered can be cancelled and flat been sealed.

    1. You would need the dd , printed form and photo and nothing else while submitting the application.

    2. Follow the steps given below after submitting the Online Lottery Application
      1. Acknowledgement slip mentions the total amount that should be paid along with the application (EMD + Application processing fees).
      2. Draw up a DD of this amount
      3. Mention the DD details (DD number, Date & Drawn on Bank details) on the printed copy of acknowledgement slip
      4. Affix your photograph on the printed copy of the acknowledgement slip and sign the same
      5. Submit this completed acknowledgement slip along with the DD to the designated bank (Refer to designated bank branch list)
      6. Collect your copy of the acknowledgement slip from the bank counter and ensure that it has a bank stamp on it
      Your application is now submitted to MHADA and will be considered for Lottery. Visit this website again to check the eligibility of your application and lottery results.

    2. You can apply in your wife's name and pan card for spouse is optional. MHADA may ask the detailed income of the spouse if they feel it necessary.

    1. 1. The options are for MHADA flats and what you intend to do with it. Are you planning to stay for some time or are you planning to stay there permanently. MHADA does not allow to sell or rent or transfer the alloted flat for 1st 5 years. So it would be Yes if you plan to reside there.
      2. Your approx rounded off income would do. Exact figure would be necessary if your income is closer to 2 income groups eg 8000,20000,40000.

My gross monthly salary no is 21000 but last financial year it was 19000 which includes basic hra transport lta meal allowance special,medical and superannuation allowance. all are fixed components and available in all payslips. other than this i also get quaterly incentives which reflect in my payslip and form 16 too. should i add my incentive of last financial year in my income? which income should i consider. where can i get price details of mhada flats?? Please Help

    1. HRA / Travel Allowance are not be included, else all have to be included in the income.Your application should be made on the basis of total income earned during the period from 1/4/11 to 31/3/12 only excluding hra/travel.

    How can I calculate the salary for application in Mhada. I am confused regarding salary components used for calculation.

    We do not hold any property in the Mumbai/Konkan region and we wanna apply for an HIG flat @ Powai. Our total family income is approx. 87,000/month (Mine- 40,000, Brother - 40,000, Father - 7,000 thru pension, he is an Ex-Navy)

    Request your guidance on the following scenarios :

    1) The salary mentioned above is inclusive of HRA+Travel Allo., which means that individually salary amounts to less then 40,001. In such a situation can me or my brother apply for an HIG flat as a primary applicant and a co-applicant vice-versa, also considering the fact that the family income is 87,000/month.

    2) Can my father apply under Ex-Serv. quota for an HIG flat, considering the fact his pension is 7,000 and the family income is 87,000/month.

    3) In case if I do not meet the HIG criteria, then can I apply for 2 different schemes under MIG.

    2. 1. Together you can apply for the HIG flat.Only one primary Applicant. The second applicant would be a co-owner. Both incomes would be considered.
      2. Your father can be a primary applicant with second applicant in HIG in the ex-service man quota.
      3. 2 brothers alone (single applicant) can apply in MIG scheme if income lesseor than 40k and above 20k.

      Please note that same primary applicant should not be appying for 2 different groups...i.e. HIG as well MIG.

    1. Request you to calculate the total income from 1/4/2011 to 31/3/2012. Divide the same by 12. If it is lesser than 20k apply in LIG and if more than 20k apply in HIG.

    1. You cannot apply as a single applicant in HIG. Two Brothers cannot be counted a one single income unless they apply together as a co-owner. If you are married, you can count ur wife's income for becoming eligible for HIG. Your father can also be included, but not with a brother. 2 Brothers have to be co-applicants.

    Is it necessary to mention the details of family members(dad, mom, sister) in the application form along with their income?

    Also the property where i stay is not on my fathers name, it (land)belongs to my Grandfather(expired). But i give a rent of Rs 6000 to my father. So should i mention my fathers name or grandfathers name?

    Also my Ration card is on my Fathers name, even my name is highlighted on the same, but the date of issue is not printed on the Ration card, will they reject the application as date of issue is not mentioned?

    1. If the property documents are in the name of the grandfather specify that. If you specify your fathers name, you would not be eligible for the draw as you would become the owning one house. Date of issue is a part of the ration card u may or may not face problem. You can furnish other supporting documents electricity bill, telephone bill as proof of address. Domicile also should be available for minimum of 15+ years

    4. refer point 1.2.1/1.2.3 pg 3 of the booklet, it says applicants spouse/son/daugther nor should be owning any land in his name.
      The son/dauther if married, can apply seperately.
      The land in grand father's name does not impact any one of the family member. As father been married, a clause applies to him directly. You as son also can apply and as well your mom can also apply as no property is in her husbands name. Father can apply seperately as he is married.
      You specify ownership in the name of grandfather, as i guess you have sufficient proof. Tenancy in the name of father/son does not matter. Application should reside in the flat otherwise why would MHADA allot the flat at a good price if not been used. MHADA flats are not for sell not can be rented for 1st 5 years so applicant has to settle in the bought flat.

    like a broker,
    i earn 10-20k monthly
    I have not payed any income tax till now
    Nor i have any Income proof
    I just want to apply as an investment,If i got the mhada flat luckily i can buy it without any loan,and dont want to sell it until 5 years,

    So i want to ask u am i aligible to apply??
    bcoz i have a flat on my name which dad gifted me and dont have any income proof

    1. As a commission agent or business person, you would have to furnish the income tax returns as proof for income. If you have a pan card, you can submit the return online for the last year and that can be served as one of the proof for income.But probably they may ask 2 years return. Request you get more help on this by calling the helpdesk numbers.

    1. Assuming you are single, None of You can apply in mira-road, But yes you all can all apply in rest of Mumbai.
      If you are married, you and your partner (if not owning the house in mira-road) can apply in mira-road.

    1. You can apply in mumbai/konkan as your district is thane/kalyan as per my knowledge. You can also apply in your brothers name. The applicant should be supported with the income proof for the scheme is applying. Applicant Payment is made by the way of DD, so it does not matter who has made the DD.

    1. Your residential proof can also be electrical , telephone bill. Naigaon residential proof would be ok. You seem to be eligible with the provided information.

    Is it mandatory to mention details of all family members(dad,mom,sister) and their income in the application form?
    If yes, will they ask to submit the income proof for other members?

    I have ration card on my fathers name, but the date of issue is not printed on the ration card. On the application form where family details required ration card issue date is mentioned. Will my application be rejected as issue date is not printed on receipt?

    Also the property where i stay is not on my fathers name, the land belongs to my grandfather, will i have to submit any proof for same? I pay a rent of Rs 6000 to my parents.
    So should i mention in the application that i stay as rented person?

    If i win the lottery, can i rent the place?
    In the manual provided by MHADA, i read we cannt sell the property till 5 years. nothing is mentioned about renting the property.

    Is the period of 5 years fixed or MHADA can increase the period?

    1. You cannot rent for minimum of 5 years nor can sell or tranfer the alloted flat. The rule of 5 year is dependent on MHADA and can be changed without any prior information.

    1. Your presence is not required while applying. But after winning the lottery your presence is required for the documentation with MHADA.

  47. Yes, you can apply. The MHADA would cancel the allotment if it is found that allotment has been done for person who already owns an apartment. No documents are needed while application, photos,dd, signature on the application and duly completed application form.

    As I am not having Ration card. I am having domicile certificate. As per Item No.13.statement 1 vide regulation No.19 of mahada application there is a column of ration card no and ration card date of issue. while applying the mahada lottery I had left blank due to non available of this document but I had submitted residential proof i.e. telephone bill.
    I would like to know will my application be rejected?
    Now I would like to know If I win the lottery, Ration Card will have to be submitted to the mahada authority as a required document or the document of residential proof (i.e. telephone bill) will serve the same purpose for which Ration Card document is required.

    1. Your application would not be rejected on non-availability of ration card.You should be ready with more than one residential proof. Telephone bill, bank statements,gas bill,etc. Electricity is also one of the residential proof. Domicile certificate should be 15+ years.

    1. Few Conditions to be eligible for the lottery and draw :

      1. Applicant should be living in maharashtra for 15+ years.
      2. Applicant must have a domicile certificate of Maharashtra of 15+ years
      3. Applicant/Spouse/unmarried children should not own a flat in Mumbai/Konkan(depending in which scheme you are applying)
      4. Procedure..
      a) Fill the online form
      b) Duly Filled form need to applied with photos/signature to any of Axis bank branches in maharashtra.
      c) A DD of the earnest amount to deposited with Axis along with the form.

    Q1. i plan to apply for MIG scheme. can i ? are those income groups strict criteria for application?
    Q2. what kind of home loan assistance is given my mhada,i heard that the home loan emi for mhada flata are very low, is it so can u give some rough idea.(I HAVE NO CONTACT OF ANY PERSON WHO HAS EVER INVESTED IN MHADA.)
    Q3. as i mentined above ,can my family property (farm etc) can add to income category?

    1. 1. MIG can only be applied by person who has family income of 20001 to 40000.
      2. The EMI is standard as per bank rules for Home loans. It has nothing to do with if it is property of MHADA or private builder. It depends from bank to bank , nowadays prevailing rate is from 10.25 to 11.75%
      3. Yes,it can be added. Your criteria of selecting the property would be income earned from all sources during the period from 1/4/2011 to 31/3/2012. The total income divided by 12 would give you the average income. Based on this average income u need to select the scheme you want to invest.

    I am mah govt employee, but from last 4 years I am on leave because of my personal problems. The leave was according to GR. Now I am going to start my same job from June. My salary falls under MIG.
    So whether can I apply for LIG or MIG on my name alone now.
    or otherwise during 1/4/11 to 31/3/12 my husband's income falls under HIG but his stay is not continuous in India. So is it possible for us to apply individually or jointly.

    1. You can apply in your name under HIG as the total income of family falls in HIG. You can also apply jointly but your husband presence would be required during documentation with MHADA.

    1. You family income is considered for selecting the scheme code. Your+yours spouse income need to considered if you are married. So you would fall in MIG category and not LIG.As specified earlier the total income of your+yours spouse during the period 1/4/2011 to 31/3/2012 divided by 12 gives you in which scheme u need to apply.

    I have following queries.

    (a) My father is ex-serviceman (Navy) and is drawing pension of approx 25,000 pm. I am in defence and drawing salary more than Rs 40,000. Can both of us jointly apply for MHADA flat in Powai or Borivali (HIG) under the ex-serviceman quota where my father will be primary applicant and I will be the co-applicant. We do not have any MHADA flat or flat in Mumbai.

    (b) If I apply alone under Defence category, then should I be producing the 15+ year Domicile Certificate. I as seeking clarification because producing 15+ years domicile certificate may not be possible for any defence personnel as they are transferred out every 03 to 05 years.

    (c) How bright are the chances of getting a HIG Flat allotment under the Defence Category.

    1. Income for business would be profit only it never total sales. Income from other sources would also be included like interest on fd,savings,etc. The p/l statement of the business from 1/4/11 to 31/3/12 divided by 12 would be the average income per month.

    me and my husband age 33 and 37 resp have only interest income from fixed deposits [280000 pa ] . we live with my in-laws who file return and they own house. we dont file return since its not taxable also we dont house . can we show interest payment in bank statement as income proof

    I have the following queries
    1.) I have stayed in Mumbai for the last 33 years. I have my name in the ration card . I had applied for the Domicile when i was in college but i dont have the copy now. It is compulsary that the Domicile shuld be ready with us if we win the lottery?

    2.) My wife does not have a domicile . She came to mumbai from Goa in Mar 1999. Can i apply on her name?

    1. Domicile seems compulsory for the applicant as per the MHADA booklet, also one should be staying in Maharashtra for 20 years to be eligible for the draw. Domicile is a kind of proof for MHADA that the person has been staying in Maharashtra for 15+ years. Please pt. 5.2 on pg 9 of the booklet.

    You are really a great help. Just would like to know the status of allowing the flat owners to rent the flat immediately on possession. I heard during Nov 11 the case was taken up by the MHADA authorities to allow the owner to put the flat on rent without a wait for 05 years. What is the current status on the issue?

    1. You can apply in your wife's name alone. The scheme would be based on the total household income i.e. your income. You may become a joint applicant, but i guess both would need to furnish domicile in that case. Request you to contact MHADA helpdesk to clarify this point in case of joint application.

    1. I have taken a print of the form from the mhada site by typing my application id and i got a one page print is that sufficent to submit??

    2. Follow the steps given below after submitting the Online Lottery Application
      1. Acknowledgement slip mentions the total amount that should be paid along with the application (EMD + Application processing fees).
      2. Draw up a DD of this amount
      3. Mention the DD details (DD number, Date & Drawn on Bank details) on the printed copy of acknowledgement slip
      4. Affix your photograph on the printed copy of the acknowledgement slip and sign the same
      5. Submit this completed acknowledgement slip along with the DD to the designated bank (Refer to designated bank branch list)
      6. Collect your copy of the acknowledgement slip from the bank counter and ensure that it has a bank stamp on it
      Your application is now submitted to MHADA and will be considered for Lottery. Visit this website again to check the eligibility of your application and lottery results.

      If the printed form contains all the above information than the form is complete and can be submitted.

    I got a query regarding Salary. Recently in the month of November i have switched to new job & my now salary is almost 24K. Before that i was drawing a salary below 20 K. I am confused now because Mhada would calculate from April 2012 to March 2013. I had submitted the form under the category MIG. One more thing i wud like you to bring in notice that the company i had joined is a developing company & we are pilot ppl for pilot organisation so their are many things that has not been implemented here such as PF, Medical & Special Allowances. From our only professional Tax of rs 200/- is the only component they are deducting. Nothing else as we r less than 20 employees as per the government rules PF deduction is implemented for organisation more than 30 employees as i came to know. We had not yet received Our Salary Breakup Sheet while filling up the Mhada Form so due to these i was not aware of the Basic & HRA. I am receiving a salary of 23633 / - monthly. I have all the Salary certificates from previous organisation & proofs & all the necessary document to confirm my eligibility for applying but concern abt the Scheme whether i applied in MIG is right or wrong or i shud have applied in LIG? Let me know if i had done the right things for applying in the MIG scheme.

      You have to apply in the scheme based on the total income during the period from 1/4/11 to 31/3/12 and not 1/4/12 to 31/3/13.Refer pt. 5.3 on pg 9 of the booklet. PF / PT if deducted have to added in the income, as that deduction are not specified to be excluded.Refer pt. 1.3 on pg 3 for this clarification.

    1. No, it may not, as you would be having other proof of maharashtra domicile for 15+ year and proof of being in maharashtra for 20 years that would do. Electricity bill / telephone bill / rent / maintainence receitp are some of the others proof you may require inspite of ration card.
